What is a home inspection?

“A home inspection is a comprehensive visual examination of the home’s overall structure, major systems and components. A trained and qualified HIA home inspector will review your house as a system, looking at how one component of the house might affect the operability or lifespan of another. Components that are not performing properly should be identified, as well as items that are beyond their useful life or are unsafe. The purpose of the home inspection is to provide the client with a better understanding of the property conditions, as observed at the time of the inspection.” (HIABC, 2022).

Our home inspections include an examination of the home’s overall structure, major systems and components, a client presentation, an opportunity for a Q&A with the inspector and a detailed inspection report.

How much does a home inspection cost?

When do I need a home inspection?

How long does a home inspection take?

Property inspections vary based on a number of factors, including size, age and the condition of the home. Typical inspection times are as follows:

House Inspection: 3 - 3.5 hours

Townhome Inspection: 2 - 2.5 hours

Condo Inspection: 1 - 2 hours

Note, the estimated inspection times do not include the client presentation and Q&A.

Do I need to be present at the home inspection?

No, you do not need to be present during the home inspection. However, we recommend that you are present for the client presentation.

When will I receive my home inspection report?

Our goal is to provide you with your home inspection report as quickly as possible, which is typically on the same day as the inspection takes place. However, in special circumstances (i.e. a late night inspection or a very old home) the report may be delivered to you the day following the inspection.

What type of report should I expect?

We will provide a comprehensive written home inspection report with clear and detailed narrative and photos. The report will be provided to you via email after the inspection is complete.

Scope of Inspection.

A home inspection is a limited, non-invasive, visual examination of the current condition of a residential building. A home inspection will not reveal every problem that exists or could ever exist and is not a technically exhaustive inspection. Please review the HIABC Scope of Inspection.
